    Note that both policies have undergone major revisions by the association attorney and are written to comply with the CCIOA. Policy 3 has additional content changes as well as a conflict of interest form to be signed by all directors, officer, committee members and volunteers.  

    Policy 6 combines the previous Policy 6 (Covenant and Rule Enforcement) with Policy 8 (Collection of Delinquent Assessments) into a single new policy.

    As of 1/21, all invoices have been emailed to members.  Dues are due 2/18/25 in the amount of $572.25

    The recent proposal to increase the annual HOA dues was not approved by the membership. The board did elect to raise the assessment the 5% they are allowed to raise it without a membership vote.  The new amount of the HOA assessment is $572.25.  Billing will commence in January.  Details to follow.

    Just a reminder about the upcoming Special Member's Meeting next Thursday, 12/12 at 5:00 p.m. Zoom info was emailed today, but you can also find it posted in the "forum" section of the Member's Only portion of the website.  (If you need assistance in logging in to the Member's Only portion, please reach out to me at ebaileyfppoa@gmail.com).  

    Also, the Pilera e-vote option is available through 11:59 p.m. next Wednesday the 11th, for the vote to approve the higher 2025 HOA assessment.  If you have any issues with Pilera or would rather use a paper ballot or proxy, please let me know.

    The 2025 Budget and Budget Presentation have been emailed to all members.  You can also find the documents here.  

    Be sure to attend the upcoming Board Meeting, Thursday, November 21st at 5:00 p.m. where our treasurer will go over the budget and answer questions.

    After taking into consideration member comments received during the member review period, the board and ARC committees have finalized the ARC standards. The new standards are available for viewing in the documents tab of this website, along with the approved color palette.
